What Types of Properties Are in Falcon City Reserve?

Falcon City Reserve keeps its home mix simple with three main apartment choices. Buyers can choose a 2 BHK for a smaller family, a 3 BHK for more daily space, or a 4 BHK for a larger home. The size difference between these options is wide, so buyers can choose based on both family needs and budget.

The prices are current early-stage figures and can change with floor, unit size, view and the final cost sheet.

The 2 BHK apartments are the smallest homes in Falcon City Reserve, with sizes from about 1,240 to 1,379 sq. ft. They give buyers the lowest entry point into the new project and currently start from about ₹1.4 Cr.

This property type can suit couples and small families who want a new Prestige home without moving into the larger 3 BHK budget. Buyers should still compare the exact carpet area and room plan, as two 2 BHK units can offer different usable space even when both carry the same BHK label.

The 3 BHK homes range from about 1,830 to 1,970 sq. ft. and currently start from around ₹2 Cr. They sit in the middle of the Reserve property range and give much more space than the 2 BHK without moving to the larger 4 BHK format.

This type can suit growing families that need an extra bedroom for children, guests or work-from-home use. The larger floor area also gives more room for living and dining spaces. Buyers should compare the exact floor plan before choosing between the smaller and larger 3 BHK layouts.

The 4 BHK apartments are the largest homes currently planned in Falcon City Reserve. They range from about 2,450 to 2,726 sq. ft., with current prices starting from around ₹3 Cr.

These homes suit larger families and buyers who need more bedrooms, bigger living areas and better privacy. The difference between a 2,450 sq. ft. and a 2,726 sq. ft. 4 BHK is also large enough to affect both space and total cost. Buyers should therefore compare the actual layout rather than choosing only by BHK count.

Current Falcon City Reserve project information does not list villas as part of its residential offering. The published floor plans and project pages focus on 2, 3 and 4 BHK high-rise apartments.

Prestige Group does develop villas in other parts of Bangalore, but those are separate projects. Buyers should not assume that a Prestige villa elsewhere is part of Falcon City Reserve simply because it comes from the same builder.

Current published information also does not show plotted sites as a Falcon City Reserve property type. Reserve is being presented as an apartment project with 2, 3 and 4 BHK floor plans.

This matters because buyers searching for "Prestige plots" may find other Prestige developments online. Those projects should not be mixed with Falcon City Reserve unless the final approved Reserve plan itself adds such a property type.

The right property depends mainly on family size and space needs. A 2 BHK can work well for a couple or small family. A 3 BHK gives more room for children, guests or a home office and can suit a family planning to stay for many years.

A 4 BHK is the better fit for larger families or buyers who need far more private space. Its 2,450–2,726 sq. ft. size also places it well above the smaller Reserve homes.

Buyers should not compare the homes only by the number of bedrooms. The saleable area, carpet area, room sizes, balcony space, utility space and overall layout also matter. A well-planned smaller home can sometimes feel more useful than a larger home with poor space use.

The price difference also needs to be considered. The current starting levels move from around ₹1.4 Cr for 2 BHK to ₹2 Cr for 3 BHK and ₹3 Cr for 4 BHK. The extra cost should therefore match a real need for more space rather than only a desire to buy the largest home.

The completed Prestige Falcon City and the new Falcon City Reserve are linked by the Prestige name and wider location, but their home mix is not exactly the same. Prestige's official Falcon City page lists 2, 2.5, 3 and 4 BHK apartments in the older project.

Falcon City Reserve is currently focused on 2, 3 and 4 BHK apartments. This means buyers moving from the old Falcon City to Reserve should not assume every older configuration, such as 2.5 BHK, will also be available in the new project.

Falcon City Reserve was still part of Prestige's upcoming Bangalore launch pipeline in the latest July 2026 management update. Buyers should therefore check the final approved floor plans and RERA documents before treating every early project detail as fixed.

The current 2, 3 and 4 BHK mix gives a clear view of the planned residential offering. However, final carpet areas, unit numbers and layout details should come from the approved project documents once they are released.
