Buyers should also check the RERA carpet area after approval. The brochure may show super built-up or saleable area, which is not the same as carpet area.

The master plan should show how the Reserve towers, roads, gardens and amenity spaces are placed within the project.

The current plan covers about 41 acres with 7 high-rise towers. Each tower is proposed with 2 basements + ground + 30 floors. About 2,520 apartments are planned in the new phase.

Konanakunte Cross Metro Station on the Green Line is about 500 metres from the project belt. NICE Road is around 2 km away, while Electronic City is about 19 km away. The wider Falcon City development also has Forum South Bengaluru Mall.

These are useful location points because they affect daily travel. Buyers should check actual road distance from the Reserve entrance rather than relying only on a map with landmark icons.

Current project information shows more than 45 planned amenities across the development. Listed facilities include a clubhouse, swimming pool, gym, yoga spaces, tennis court, indoor games, jogging track and children's activity areas.

The final brochure should make one point clear: which amenities are exclusive to Prestige Falcon City Reserve and which facilities are shared with the wider Falcon City township.

This matters when buyers compare maintenance costs and daily access.

The final brochure should be checked again after the new Phase 2 gets Karnataka RERA approval. As of August 2026, the Reserve phase does not yet have its separate RERA number.

This is important because the brochure should match the registered data for:
