Prestige Group Operational Performance Q1 FY27

The Q1 FY27 numbers show a mixed operating trend. Sales and area sold were lower than the previous year, but collections remained strong. The company also continued to launch new projects across Hyderabad, Bengaluru and Mumbai.

Operational Metric Q1 FY27 YoY Change
Total Sales ₹65,793 mn -46%
Prestige Group Share of Sales ₹61,266 mn -43%

Avg. Realisation – Plots ₹8,043/sq. ft. +10%

The table shows that collections were the stronger part of Q1 FY27 performance. While total sales fell by 46%, collections increased by 6%. This means Prestige continued to receive payments from its active project base even during a weaker sales quarter.

Prestige Group Sales Performance Q1 FY27

Prestige Group recorded ₹65,793 million in sales during Q1 FY27, equal to around ₹6,579.3 crore. The Prestige share of these sales was ₹61,266 million, or about ₹6,126.6 crore. Total sales were 46% lower year-on-year, while the Prestige share was down by 43%.

The fall in sales should be read together with the company's launch mix. A large part of the quarter's launch area came from Prestige Golden Grove in Hyderabad. Several other large projects remained in the upcoming launch pipeline rather than contributing to Q1 sales.

Prestige Group Collections Q1 FY27

Prestige collected ₹48,022 million, or around ₹4,802.2 crore, during Q1 FY27. This was 6% higher than the same quarter of the previous year. Prestige Group's share of collections stood at ₹43,914 million and grew by 4% year-on-year.

This is one of the strongest parts of the Q1 FY27 update. Sales were lower, but collections continued to grow. The collection figure includes receipts linked to the company's active development portfolio and shows continued cash inflow from sold inventory.

Area Sold and Units Sold in Q1 FY27

Prestige sold 6.04 million sq. ft. of area during the quarter, which was 37% lower year-on-year. The Prestige share of area sold was 5.56 million sq. ft., down by 31%. The company sold 3,337 units during Q1 FY27.

These numbers match the fall seen in total sales. Lower area sold directly affected the quarterly sales value. However, the company continued to record sales across several markets rather than depending on one city alone.

Prestige Group Average Realisation Q1 FY27

Prestige reported different price trends for homes and plotted projects. The average realisation for apartments and villas was ₹11,193 per sq. ft., down by 16% year-on-year. For plots, average realisation reached ₹8,043 per sq. ft., which was 10% higher than the previous year.

The difference is important because the company operates across several property types. Apartment and villa pricing moved lower on an average basis during the quarter, while plotted developments recorded a higher average selling value.

Prestige Group Sales by City in Q1 FY27

Hyderabad was the largest sales market for Prestige Group in Q1 FY27, contributing ₹32,431 million. This accounted for 49% of total sales. Bengaluru ranked second with ₹17,953 million and a 27% share. Together, Hyderabad and Bengaluru contributed 76% of Prestige's quarterly sales.

Mumbai contributed ₹7,763 million, or 12% of sales. NCR added ₹4,410 million, while Chennai generated ₹2,850 million. Other markets contributed ₹386 million. This geographical split shows that Q1 FY27 sales were led mainly by Hyderabad and Bengaluru.

Prestige Golden Grove Led Q1 FY27 Sales

Prestige Golden Grove was the largest sales contributor in Q1 FY27 with ₹29,913 million in sales, equal to about ₹2,991.3 crore. It was far ahead of the other projects listed in the top-sales chart.

Evergreen @ Prestige Raintree Park ranked second with ₹7,478 million. TPC Indirapuram contributed ₹4,410 million, followed by TPC Mulund at ₹4,175 million. Prestige Gardenia Estates Phase II added ₹3,270 million.

These five projects and project clusters together formed a major share of quarterly sales. Golden Grove alone made up a large part of the Hyderabad performance.

The launch mix covered residential, plotted and commercial development. Golden Grove alone accounted for most of the total 20.16 million sq. ft. launched during the quarter.

Prestige Group Project Completions Q1 FY27

Prestige completed 4.37 million sq. ft. of development during Q1 FY27. Prestige Tech Forest in Bengaluru formed the largest share, with 3.64 million sq. ft. of commercial space completed.

Prestige Sanctuary in Bengaluru added 0.43 million sq. ft. of completed residential space. Prestige Cityscape in Kochi contributed another 0.30 million sq. ft. Together, the three projects reached the reported 4.37 million sq. ft. completion figure.

Q1 FY27 Sales and Launch Trend

The quarter shows a clear difference between current sales and future development. Prestige reported lower sales and area sold year-on-year, but it also added 20.16 million sq. ft. of new launches. Collections grew at the same time.

This means Q1 FY27 was not only about the ₹65,793 million sales figure. The quarter also added new inventory and continued project completion across residential and commercial segments.

The Falcon City Reserve in the FY27 Pipeline

The Falcon City Reserve was not included in the Q1 FY27 launch or sales numbers. Prestige places the Bengaluru project under launches planned for upcoming quarters. The project was earlier called Prestige Falcon City Luxe.

The Falcon City Reserve has 4.38 million sq. ft. of planned developable area and is placed in the Premium segment. Its estimated GDV is ₹57,444 million, or about ₹5,744.4 crore.

This upcoming launch forms part of Prestige's future FY27 pipeline and should not be added to the ₹65,793 million sales reported for Q1 FY27.
