Prestige Group Land Bank 2027 Plans

The land bank contains 25 listed holdings with a combined land area of 971 acres. The final table in the investor report gives a total Prestige share of 789 acres. Some sites are fully held by Prestige, while others have economic interests ranging from 35% to 100%.

These holdings give Prestige land across both established city markets and outer growth areas.

The Q1 FY27 report gives land area, economic interest and Prestige share for each parcel. This is the full land-bank list shown by the company.

The 971-acre total and 789-acre Prestige share are the official totals stated in the presentation.

Bengaluru has many of Prestige's largest land parcels. Bidadi has 180 acres, making it the largest single holding in the table. Bannerghatta Road follows with 104 acres, while Chandapura has 70 acres and Meesaganahalli has 60 acres. Prestige also has land at Dobaspet, Whitefield, Kasavanahalli, Attibele and other Bengaluru growth areas.

The Devanahalli side is also important. Prestige lists 42 acres and another 65 acres at Kodagurki, plus 10 acres at Poojanahalli. These are separate land entries in the official table and should not be combined into one named project unless Prestige confirms that plan.

Prestige has a 71-acre land parcel at Dalasagere–Hosakote. The company reports a 45% economic interest and a 32-acre Prestige share for this holding.

This is one of the larger land holdings shown in the report. However, the presentation does not give a future project name, launch date, home type or development plan for this 71-acre parcel. Those details should not be assumed from the land-bank entry alone.

The largest Hyderabad holding is at Pulimamidi, where Prestige has 74 acres with 100% economic interest. The company also lists 11 acres at Knowledge City, Raidurg, 7 acres at Kompally and 4 acres at Rajendra Nagar.

These holdings sit alongside a large operating business in Hyderabad. In Q1 FY27, Hyderabad generated ₹32,431 million of Prestige's ₹65,793 million total sales, making it the largest sales market for the quarter.

Prestige lists 50 acres at Taje Village in Lonavala, with a 100% economic interest. The Mumbai-side land bank includes 6 acres at Aramnagar in Versova, 8 acres at Borivali and 15 acres at Thane.

The company also reported new business development in these three Mumbai locations during Q1 FY27. The presentation gives 6 acres at Aramnagar, 8 acres at Borivali and 15 acres at Thane, with a combined tentative GDV of ₹178,000 million, or about ₹17,800 crore.

Prestige lists 35 upcoming residential projects covering 53 million sq. ft. across its pipeline. Several Bengaluru launches are planned for FY27, including Prestige Avon, The Falcon City Reserve, Prestige Southern Star Phase II, Garden Breez, Prestige Springwood and Prestige Battersea.

The company makes an important point about these projects. They are still under planning, so developable areas may change based on final design and approvals. This means early project numbers should not be treated as final approved figures.

The Falcon City Reserve is one of Prestige's key Bengaluru projects planned for FY27. It was earlier called Prestige Falcon City Luxe. The project has 4.38 million sq. ft. of developable area, a 76% Prestige economic interest and a 3.33 million sq. ft. Prestige share.

Prestige places the project in the Premium segment. Its estimated GDV is ₹57,444 million, or about ₹5,744.4 crore. This makes Falcon City Reserve one of the larger planned Bengaluru residential launches shown in the FY27 pipeline.

The investor presentation does not connect Falcon City Reserve to any of the 25 parcels in the land-bank table. So, its project area and the separate land-bank holdings should not be mixed.

The growth plan is not limited to housing. Prestige has 12 upcoming commercial projects covering 17 million sq. ft. It also has 8 upcoming retail projects covering 8 million sq. ft.

Upcoming commercial projects include Prestige Lake Shore Drive Phase II, Prestige Tech Park 5, Prestige Turning Point and Prestige Holland in Bengaluru. The retail pipeline includes projects such as Forum North Bengaluru and Forum TPC Bengaluru.

The Q1 FY27 report confirms the 971-acre land bank, but it does not give a parcel-by-parcel 2027 construction plan. It also does not say that all 971 acres will be launched or developed during FY27.

What the document does confirm is a large future pipeline. Prestige has 35 upcoming residential projects, 12 commercial projects and 8 retail projects. This shows strong development activity, but a direct link between each land parcel and each project is not provided in the report.
