Prestige Group - GDV of Upcoming Launches

The Q1 FY27 presentation lists 23 projects in the GDV table. Three were launched during Q1 FY27, while 20 are placed under projects planned for upcoming quarters. Together, they reach the reported ₹572,648 million GDV.

The planned upcoming-quarter pipeline alone is worth more than ₹45,000 crore. This makes it the larger part of the GDV shown in the report.

The project list gives the total developable area, market segment and estimated GDV for every launch. Prestige also gives the earlier names of projects where the name has changed.

Prestige Chambers 51 has the highest GDV among projects planned for the upcoming quarters. The Mumbai commercial-sale project has an estimated GDV of ₹77,000 million, or about ₹7,700 crore.

The Falcon City Reserve is next at ₹57,444 million, or about ₹5,744.4 crore. Prestige Falcon City Chennai and Prestige Clover Dale each have a GDV of ₹50,000 million. Prestige Meadows follows at ₹42,000 million.

This places Falcon City Reserve among the largest projects in Prestige's near-term launch plan.

The Falcon City Reserve has an estimated GDV of ₹57,444 million, or about ₹5,744.4 crore. Prestige lists the Bengaluru project in the Premium segment with a total developable area of 4.38 million sq. ft.

The same document confirms its new name as The Falcon City Reserve and notes that it was earlier called Prestige Falcon City Luxe. The project sits under the launches planned for upcoming quarters.

Among the projects still planned for launch, only Prestige Chambers 51 has a higher GDV. This makes Falcon City Reserve the second-highest GDV project in the upcoming-quarter list shown by Prestige.

Bengaluru has a major share of the Prestige launch pipeline. The projects shown for the city are Prestige Gardenia Estates Phase II, Garden Breez @ TPC, Prestige Avon, Prestige Springwood, Prestige Battersea, Prestige Southern Star Phase II and The Falcon City Reserve.

Adding the project values shown in the report gives Bengaluru about 11.26 million sq. ft. of developable area and ₹115,347 million of GDV, or roughly ₹11,534.7 crore.

Falcon City Reserve alone accounts for about ₹5,744.4 crore of this value. It is therefore the largest Bengaluru project by GDV in the table.

Hyderabad has three projects in the GDV list. Prestige Golden Grove has 14.30 million sq. ft. and ₹95,012 million GDV. Prestige Rock Cliff adds ₹9,093 million, while The Prestige Place adds ₹20,426 million.

Together, these projects represent about 17.87 million sq. ft. and ₹124,531 million of GDV, or around ₹12,453.1 crore.

Prestige Golden Grove is also the largest single project by GDV in the full table, including the projects already launched in Q1 FY27.

Chennai has four projects in the pipeline. They are Prestige Palm Court, Prestige Park Street, Prestige Falcon City Chennai and Prestige Clover Dale.

Together, these projects account for about 14.09 million sq. ft. and ₹127,263 million of GDV, or around ₹12,726.3 crore. Prestige Falcon City Chennai and Prestige Clover Dale each carry a GDV of ₹50,000 million.

Based on the project values shown in the report, Chennai has the highest combined GDV among the cities in this launch table.

Mumbai's listed projects are Prestige Forest Hills @ TPC Mulund Phase II, Prestige Chambers 51 and Prestige Kohinoor. Together, they account for about 4.52 million sq. ft. and ₹103,560 million of GDV.

NCR has two large projects. Prestige Meadows has ₹42,000 million GDV, while Prestige Bougainvillea Gardens has ₹38,404 million. Their combined value is ₹80,404 million, or around ₹8,040.4 crore.

Goa has four projects under Prestige Sea Scapes. Their combined developable area is about 2.83 million sq. ft., with a total GDV of about ₹21,543 million.

GDV means the estimated value of a development based on the project area and expected market value. In this presentation, Prestige uses GDV to show the expected scale of projects in its launch pipeline.

Prestige also gives a clear caution. These projects are still at the planning stage. The area may change based on the final design, while GDV may change with market trends. So, the ₹57,264.8 crore total is an estimated pipeline value and not a fixed sales figure.

The launch pipeline is spread across several market segments. It includes Mid-Segment, Premium, Luxury, Entry Segment, Plots and Commercial Sale projects.

Mid-segment projects form a large part of the list. Premium projects include The Falcon City Reserve and Prestige Clover Dale. Luxury projects include Prestige Rock Cliff, Prestige Kohinoor and Prestige Park Street. This mix allows Prestige to target more than one buyer group.
