Prestige Group Business Segments

Prestige works in more than one part of real estate. Its business covers homes, work spaces, malls, hotels and property services. Each segment has its own project type and market.

Residential is the largest Prestige business by project count shown in the report. It covers apartments, villas, integrated townships and plotted projects. Prestige also lists The Prestige City format and Prestige Golfshire format under this segment.

The company has 165 completed residential projects covering 145 million sq. ft. It also has 48 ongoing projects covering 117 million sq. ft. Another 35 residential projects covering 53 million sq. ft. are in the upcoming pipeline.

Prestige's commercial business covers office spaces, corporate offices, IT parks, built-to-suit campuses, warehouses and industrial parks. The group has a large base of completed office projects. It also has new projects under work and more planned for launch.

Prestige reports 129 completed commercial projects covering 57 million sq. ft. It has 10 ongoing projects covering 18 million sq. ft. Another 12 projects covering 17 million sq. ft. are upcoming.

The ongoing and upcoming commercial pipeline together covers about 35 million sq. ft.

The Prestige retail business covers malls, multiplexes, food and beverage areas, luxury retail and performing arts spaces. The group has completed several retail projects and has more malls under work or in the future pipeline.

Prestige reports 13 completed retail projects covering 10 million sq. ft. It also has 5 ongoing projects covering 5 million sq. ft. Another 8 projects covering 8 million sq. ft. are upcoming.

Prestige expects retail income to rise in the next few years. The company gives ₹3,698 million in FY27 exit rentals. It expects this to reach ₹11,255 million from FY30 onwards. The report gives a 32% CAGR for this rise.

Prestige has a separate hospitality segment. It includes hotels, convention centres, service apartments, resorts and golf resorts.

The report shows JW Marriott Prestige Golfshire Resort & Spa, Bengaluru as one example from this business. Hospitality is treated as a separate segment and has its own senior team.

Prestige also has a Property Management & Other Services business. It covers property management, interiors, construction contracting, facades, doors and customised furniture.

This part of the business supports both new and completed properties. It gives Prestige a role beyond only building and selling real estate.

The Q1 FY27 report gives separate results for Residential, Commercial, Retail and Services. Residential had the highest revenue during the quarter.

Residential revenue was ₹16,789 million in Q1 FY27. Services followed at ₹2,849 million. Commercial revenue was ₹1,604 million, while retail revenue was ₹797 million.

Residential also had the highest Q1 FY27 revenue. It reported ₹16,789 million, which was far above the commercial and retail revenue for the same quarter.

The Falcon City Reserve is part of Prestige Group's upcoming residential business in Bengaluru. The project was earlier called Prestige Falcon City Luxe. It is listed in the FY27 launch pipeline.

The project has 4.38 million sq. ft. of developable area. Prestige has a 76% economic interest and a 3.33 million sq. ft. share. It is listed in the Premium segment.

The estimated GDV of The Falcon City Reserve is ₹57,444 million, or about ₹5,744.4 crore.

Prestige reports 319 completed projects covering 216 million sq. ft. It also has 67 ongoing projects covering 144 million sq. ft. Another 70 upcoming projects cover 85 million sq. ft.

These are the overall company figures given in the Q1 FY27 report. They should not be treated as a simple total of only residential, commercial and retail projects.

The Prestige Group business segments are Residential, Commercial, Retail, Hospitality, and Property Management & Other Services. Residential is the largest segment by project count in the Q1 FY27 report.

Prestige reports 319 completed projects covering 216 million sq. ft., 67 ongoing projects covering 144 million sq. ft. and 70 upcoming projects covering 85 million sq. ft. The Falcon City Reserve is part of the group's upcoming residential pipeline in Bengaluru.
