Aramnagar in Versova is the highest-value business development entry in Q1 FY27. Prestige lists a 6-acre land parcel with a tentative GDV of ₹90,000 million, or about ₹9,000 crore.

The land-bank section of the same report lists Aramnagar Realty LLP with 6 acres at Aramnagar, Versova. Prestige has a 50% economic interest, equal to a reported 3-acre Prestige share.

The investor presentation does not give a final project name, unit mix or launch date for this parcel. It only confirms the land area, tentative GDV and the land-bank interest shown in the report.

Prestige Group Borivali Plan


Prestige lists an 8-acre land parcel in Borivali, Mumbai, with a tentative GDV of ₹28,000 million, or about ₹2,800 crore. This is the smallest of the three Q1 FY27 business development additions by both land size and planned value.

The land-bank table gives Prestige an 82% economic interest in the Borivali parcel. Its reported Prestige share is 6 acres.

The Q1 FY27 document does not name the future project planned on this land. It also does not give its layout, pricing or launch schedule.

Prestige Group Thane Business Development


Thane is the largest land parcel in the Q1 FY27 business development update. Prestige lists 15 acres here, with a tentative GDV of ₹60,000 million, or around ₹6,000 crore.

Prestige's land-bank table shows a 72% economic interest in this Thane holding. The company's reported share is 13 acres.

The presentation does not provide a final project name or detailed development plan for the Thane parcel. These details should not be assumed until Prestige gives a separate project update.

Which Prestige Business Development Project Has the Highest GDV?


Aramnagar, Versova has the highest tentative GDV among the three Q1 FY27 additions. Its value is listed at ₹90,000 million, compared with ₹60,000 million for Thane and ₹28,000 million for Borivali.

This means Aramnagar accounts for a little over half of the total ₹178,000 million tentative GDV shown on the business development page.

Which Is the Largest Land Addition?


By land size, Thane is the largest addition at 15 acres. Borivali follows with 8 acres, while Aramnagar has 6 acres. Together, these three parcels add up to the reported 29 acres.

Land size and tentative GDV are not in the same order. Aramnagar has only 6 acres but carries the highest planned GDV in the table.

The Q1 FY27 business development page is fully focused on Mumbai. All 29 acres and ₹17,800 crore of tentative GDV listed in this section come from Versova, Borivali and Thane.

  • Borivali: 8 acres, 82% economic interest, 6-acre Prestige share.
  • Thane: 15 acres, 72% economic interest, 13-acre Prestige share.

Together, these three holdings account for 29 acres of gross land area. Their reported Prestige share totals 22 acres.

Prestige's wider land bank stands at 971 acres, with a reported Prestige share of 789 acres across 25 listed holdings.

What Does Prestige Say About the Business Development Numbers?


Prestige clearly marks these numbers as forward-looking plans. The company states that only projects and areas for sale are counted in the GDV shown on the business development page.

It also states that these projects are under planning. The area may change after the design is final, while the GDV may move based on market trends. So, the ₹17,800 crore figure should be treated as tentative, not as a final realised value.

Prestige Falcon City Reserve and Business Development


The Falcon City Reserve is not part of the three Q1 FY27 business development additions shown on this page. It appears separately in the upcoming residential pipeline for Bengaluru. The project was earlier called Prestige Falcon City Luxe.

The Falcon City Reserve has 4.38 million sq. ft. of developable area, with a 76% Prestige economic interest and a 3.33 million sq. ft. Prestige share. Its estimated GDV is ₹57,444 million, or about ₹5,744.4 crore.

This project data should therefore be kept separate from the 29-acre Mumbai business development update.
